Scope & getting started
Planning, 2D and 3D design, custom carpentry, modular kitchen, false ceiling, electrical, painting, selected civil work, material coordination, site supervision, quality checks, snagging and handover can form part of a complete-home project. Your written proposal defines the actual inclusions, exclusions and allowances.
Which homes do you work on?
Our focus is complete interiors for 2 BHK, 3 BHK and 4 BHK apartments, penthouses, villas and bungalows. We assess the property, full-home scope, investment and timing together before confirming whether a project is a suitable fit.
Which areas do you serve?
Our studio is based in Wakad and serves Pune and PCMC, including Baner, Balewadi, Hinjewadi, Aundh, Pashan, Bavdhan, Ravet, Kiwale, Pimple Saudagar, Pimple Nilakh and Chinchwad. Share your exact society and location so we can confirm suitability and site access.
Do you take partial interiors or paint-only work?
No. Oaks N Stones currently accepts complete-home turnkey interiors and complete-home renovations only. We do not take one-room, isolated carpentry, kitchen-only, partial interior or paint-only jobs. A coordinated full-home scope allows us to plan the design, materials and execution as one project.
Can you work on an occupied home or renovation?
We consider complete-home renovations after assessing access, dust control, safety and sequencing. Whether you can remain in the home depends on the work involved. Hidden conditions, existing services and rooms that cannot progress together can affect the cost and schedule.
Do you offer design-only services?
Oaks N Stones currently focuses on complete-home design with coordinated turnkey execution. If you need drawings only or already have an execution team, explain this in your enquiry so we can confirm whether your requirement fits our current service.
How do I start a project enquiry?
Use Begin your brief on the website, or contact the studio through the listed phone, WhatsApp or email links. Share your property location, home type, approximate carpet area, possession status, full-home requirements, investment band and preferred completion period.
What should I share before the first consultation?
A floor plan, carpet area, site or builder photographs, possession date and a short list of priorities help us prepare. Add your preferred investment band and a few reference images. Please include the needs of everyone who will use the home.
What happens after the first consultation?
We clarify your lifestyle, property, scope, priorities, investment and timeline. If the project is a strong mutual fit, the next steps are site assessment and a structured proposal. Detailed design proceeds according to the agreed engagement and payment terms.
Can I visit the Wakad studio?
Studio visits are by arrangement. Contact us first to confirm a suitable consultation time and use the website's footer map for directions to Mi Commercia, Wakad. Bringing your floor plan and involving the main decision-makers makes the meeting more useful.
Investment & payments
Our complete-home enquiry bands are ₹10–12 lakh, ₹12–16 lakh, ₹16–20 lakh, ₹20–25 lakh, ₹25–35 lakh, ₹35–50 lakh and ₹50 lakh+. The suitable band depends on carpet area, civil work, storage, finishes, furniture and detailing. These are planning bands, not fixed quotations.
Are the website's budget ranges fixed package prices?
No. The website and investment planner provide indicative starting points. A confirmed proposal depends on the measured property, approved requirements, specifications and inclusions. Two homes with the same number of bedrooms can have different quantities and levels of work.
How do you keep the budget under control?
We align scope, material level and priorities to an investment band before execution. The proposal records the item-wise scope, allowances, payment stages and exclusions. When a selection or change affects cost, its impact should be agreed before procurement or work proceeds.
Why do quotations for the same home differ?
Compare quantities, dimensions, material grades, hardware models, finishes, civil and electrical work, design deliverables and exclusions. A lower total may cover fewer items or different specifications. A useful comparison checks the same scope rather than the headline price alone.
Can I choose where to spend more and where to simplify?
Yes. Tell us which rooms and features matter most. Planning can prioritise everyday storage, kitchen use and important finishes, then simplify less essential details. The complete-home scope still needs to remain practical and consistent with the agreed investment.
How are payments structured?
The usual category-wise stages are 50% advance, 45% before the next agreed work or material stage, and 5% at the agreed completion milestone. Miscellaneous and civil items generally require 100% advance. Your approved quotation's Payment Terms sheet specifies the applicable categories and exact triggers.
Are design fees and booking amounts included in the estimate?
Design fees, booking amounts and any adjustment against the project value must be stated in the proposal or engagement terms. Do not assume that a general website range includes a particular fee or that an advance is refundable; check the written terms before payment.
Are appliances, curtains, loose furniture and decorative lights included?
Only when they are listed in your proposal. These items may be included, allowed for separately or supplied by you. Confirm quantities, models, installation responsibility and allowances early so the total budget covers the finished home you expect.
Are taxes and society charges included?
Check the quotation for the treatment of applicable taxes, society deposits, permissions, utility charges and other exclusions. We recommend clarifying these before accepting the proposal so your overall project budget includes amounts payable outside the listed work.
How are changes and extra work handled?
A change is documented with its scope, cost and timeline impact before execution. Approved variations remain separate from the original scope so you can see what changed. Revised drawings, selections and quantities should be confirmed before the affected work moves ahead.
Design & approvals
Yes. Layout, storage, materials, lighting and detailing are developed around your family, routines, maintenance preferences and the architecture of your home. Reference images help communicate your taste, but the design needs to fit your actual space and agreed budget.
Will I see 2D drawings and 3D views before execution?
Space planning, 2D documentation and realistic 3D views form part of our complete-home design process. Your proposal defines the deliverables. Layouts, important details and material selections need approval before the corresponding procurement and execution stages.
Can you use my Pinterest or Instagram references?
Yes. Share a small selection and explain what you like about each image, such as the colour, storage, lighting or proportions. We adapt suitable ideas to your measurements, everyday use and budget instead of treating a reference photograph as a ready-to-build drawing.
Will the finished room look exactly like the 3D image?
A 3D view communicates the agreed design intent. Screens, lighting, material batches and natural textures can change how finishes appear. Final drawings, approved samples and written specifications are the practical references for execution, including any approved changes.
Do you incorporate Vastu requirements?
Yes, when requested. Share your priorities at the planning stage so they can be considered for the kitchen, pooja space, bedrooms and circulation. We balance those preferences with the existing structure, natural light, services and everyday usability.
Can you plan for children, older family members or pets?
Tell us about ages, routines, reach, movement, storage and maintenance needs during the brief. These can inform circulation, furniture edges, access, finishes and room layouts. Any specialist accessibility requirement should be discussed and assessed for the particular home.
Can I keep some existing furniture or appliances?
Yes, where their condition, dimensions and location fit the complete-home plan. Share measurements and photographs early. The scope should identify what stays, what moves and what is replaced, including responsibility for dismantling, protection, transport and reinstallation where needed.
How many design revisions are included?
The number of revisions, approval stages and any additional design charges are set out in the engagement terms. Please consolidate feedback from the household at each stage. Late changes after drawings or materials are approved can affect both cost and completion.
Who should approve the designs and selections?
Agree on the main decision-makers at the start and include them in important reviews. Layouts, finishes, hardware, lighting and changes should be confirmed clearly before the next dependent stage. Consolidated approvals reduce conflicting instructions and avoidable rework.
Can planning begin before I receive possession?
Initial discussions and concept planning can use the builder's floor plan and your requirements. Final measurements, site checks and service positions still need verification after access is available. Execution dates depend on possession, site readiness, approvals and the agreed project programme.
Materials & everyday use
Specifications are chosen for location and use: BWP ply in wet or moisture-prone areas, suitable quality ply in dry areas, and proven hardware such as Hettich or Häfele where appropriate. Brand, grade, model, finish and allowances should be documented in the approved scope.
Is the same plywood used everywhere?
The specification depends on moisture exposure, the item's use and the approved proposal. Kitchen areas near water and bathroom vanities need different consideration from dry bedroom storage. Ask for the grade and thickness to be recorded for the relevant items rather than relying on a general label.
Can I choose laminate, veneer, paint or other finishes?
Finish options are assessed against appearance, durability, maintenance, lead time and cost. Tell us your preferences during design. The selected finish and its extent should be confirmed in the drawings, samples and proposal before material orders are placed.
Will I approve colours and material samples?
Material and finish approvals are part of the design process. Review physical samples where available, particularly for visible surfaces, fabrics and paint. Consider them together and under the home's lighting, because a photograph or phone screen can show colours differently.
Can you design a home that is easy to maintain?
Yes. Share your cleaning routine, use of the rooms and finishes you want to avoid. The design can favour accessible storage, practical surfaces and simpler detailing. Maintenance needs still vary by material, so selections should follow the relevant care instructions.
How is kitchen storage planned?
We consider cooking habits, appliances, utensils, pantry needs, worktop use and circulation. Drawer, shelf and accessory choices are then coordinated with cabinet dimensions and service points. Exact accessories, quantities and hardware models belong in the approved kitchen scope.
Do you plan lighting, sockets and appliance points?
Lighting and electrical planning are coordinated with furniture layouts and appliance requirements as part of the agreed scope. Share appliance specifications early. Final points, switching, fixtures and any specialist work should be confirmed before concealed wiring, ceilings and cabinetry are completed.
Can smart-home features or automation be included?
Discuss the functions you want during planning, such as lighting control or motorised curtains. Compatibility, wiring, product choice and specialist installation need assessment and a separate clear allowance where applicable. Automation is included only when expressly listed in the proposal.
Can an approved material or hardware model be substituted?
Availability can change, so a proposed substitute should be reviewed for specification, appearance, cost and lead time before it is used. Record the approved replacement clearly. A similar brand name alone does not establish that two products have the same performance or features.
How do we handle dampness or existing water leakage?
Tell us about any known dampness or leakage before design and site work. The cause and required repair need assessment before finishes or storage cover the area. Repair scope, responsibility, approvals and any effect on the programme should be agreed separately and recorded.
Site work & timelines
As an indicative starting point after design approval and site readiness, a 2 BHK may need about 60 days plus a 15-day buffer, a 3 BHK about three months plus buffer, and a 4 BHK about four months plus buffer. Your confirmed programme depends on the actual scope and conditions.
What needs to be ready before site work starts?
Site access, the approved scope and drawings, key selections, required payments and applicable society permissions need to be in place. Water, electricity, lift access, storage and work-hour restrictions should also be discussed so the sequence can be planned realistically.
Who coordinates the different trades?
The turnkey process brings design, materials and specialist trade teams into one coordinated plan. Work progresses through agreed stages and reviews. Confirm your project contact and escalation route at the start so instructions and approvals reach the right person.
How will I know what is happening on site?
Work progresses through planned stages with material approvals, site reviews, progress communication and issue escalation. Important decisions are confirmed before the next dependent activity. Agree the communication channel and update arrangement for your project at the outset.
How do society rules affect the schedule?
Permitted work hours, lift bookings, noisy-work restrictions, material movement, holidays and permissions can affect sequencing. Share the society's written rules before the programme is agreed. Access interruptions or additional restrictions may require the schedule to be revised.
Can I visit the site while work is underway?
Arrange visits with the project contact so they fit the work being carried out and any site or society restrictions. An active worksite can contain tools, dust and unfinished services. Follow the site's access instructions and avoid giving conflicting directions directly to individual trades.
What can delay an interior project?
Delayed possession or access, pending selections, revised designs, payment delays, concealed site conditions, society restrictions and special-order materials can affect progress. We review the impact on dependent activities and discuss the revised sequence when a material change arises.
Can you guarantee completion before a festival or moving date?
Share the date during the first discussion so feasibility can be assessed against scope, access and procurement. A website estimate is not a guaranteed handover date. The project programme and any specific completion commitments must be agreed in writing.
How are hidden problems discovered during renovation handled?
Existing wiring, plumbing, dampness or construction details may only become clear after opening up an area. The finding and proposed work should be explained, with cost and schedule implications documented. Additional work proceeds according to the agreed variation and approval process.
Can walls, plumbing or structural elements be changed?
Any proposed alteration needs site-specific assessment and the relevant permissions or professional input. A design concept is not approval to alter structural elements or shared services. Feasibility, scope, responsibility and approvals must be resolved before the affected work begins.
Handover & aftercare
The handover stage includes agreed finishing checks, snagging and a review of the completed scope. Outstanding items and responsibilities should be recorded clearly. Relevant product details, care information and service commitments are addressed according to your proposal and supplied documentation.
What is snagging?
Snagging is a documented check for items that need adjustment or finishing before the agreed close-out. It may cover alignment, fittings, finishes and operation of installed items. Recording the list with locations helps everyone track what needs attention and when it is resolved.
What warranty or after-sales support is included?
Manufacturer warranties apply to eligible hardware, appliances and branded products under their own terms. Workmanship and service commitments are stated project by project in the final proposal, with exclusions. No blanket warranty period should be assumed from a website image or general description.
Does a manufacturer warranty cover every possible problem?
No. Coverage depends on the product, documentation and the manufacturer's terms. Normal wear, misuse, water exposure, maintenance or unauthorised changes may be treated differently. Keep the relevant invoices and warranty information and check the applicable terms for the specific item.
How do I report an issue after handover?
Contact the studio with your project name, location, a clear description and photographs or a short video. Include the item and when you noticed the issue. This helps us assess whether the next step is a site review, adjustment or contact with the relevant product supplier.
Will I receive care instructions for the finishes?
Ask for the relevant product and finish care information at handover. Different laminates, veneers, painted surfaces, fabrics and hardware need different cleaning methods. Follow the manufacturer's instructions and check before using unfamiliar chemicals or abrasive products.
Can I arrange future alterations to the completed home?
Contact the studio before changing installed cabinetry, fittings or services, especially where an existing warranty may be affected. Feasibility, availability, scope and charges need separate confirmation. Future alteration work is not automatically included in the original project value.
Are the portfolio photographs and videos from real projects?
The Residences page includes original Oaks N Stones project photographs and walkthrough footage. Images identified as design mood or inspiration communicate a visual direction and are not presented as completed project photographs. Your own home is developed from its separate brief and approved design.
Can I see examples similar to my home before deciding?
Start with the Residences gallery and walkthroughs, then tell us your home type, area and preferred style. We can discuss relevant available examples during the consultation. Access to an occupied client home is subject to that client's consent and cannot be assumed.
What if my question is not answered here?
Use Begin your brief, WhatsApp, email or the studio phone link to share your question and property details. The website's AI assistant can help with general information; project-specific prices, availability, inclusions and commitments need confirmation from the studio in your written proposal.
